An Extraordinary Year for Appraisers 4

An Extraordinary Year for Appraisers

Some thoughts about what we learned from 2018 to apply to 2019: We have always been our own worst enemy as evidenced by the behavior of AI National who kept thinking up initiatives for its members without asking for membership feedback – remember this when their “taking” initiative is attempted in 2019. Through Appraiserfest and a vibrant appraisal coalition network, we are learning to fend for ourselves and find we all actually like each other. State level political action was the battleground as AI National’s Scott DeBiasio continued to work hard for AI National to further devalue our profession with...

Eliminating the Appraiser? Remember Liar Loans of a Decade Ago? 21

Attack on Appraisers

Remember liar loans of a decade ago? Those same people want to do away with appraisers. My friend and appraisal colleague Ryan Lundquist and I authored a petition on change.org to point out the growing reckless behavior that is enveloping the mortgage process. There’s a proposal from the FDIC, Federal Reserve, and Treasury Department not to require appraisals for some mortgages under $400,000. As we say in the petition, this change can impact several groups in particular: consumers, the taxpayers, the housing market and appraisers. One group not explicitly mentioned in the petition but impacted down the road are real estate agents and brokers....

The Erosion of Bank Underwriting Standards. Let's Get Rid of Appraisers. 18

Let’s Get Rid of Appraisers. What Could Go Wrong?

Why would regulators fundamentally weaken bank underwriting standards? Appraisers Warned The World In The Late 1990s And No One Listened. It Is Now Time To Listen Again as History is About to Repeat Itself. There’s a proposal from the FDIC, Federal Reserve, and Treasury Department not to require appraisals for some mortgages under $400,000. The Trump Administration wants to disrupt the role of appraisers, but that’s not a good idea. This change can impact several groups in particular: 1) Consumers: Removing appraisers from transactions can mean a lot of loans get made that shouldn’t be made. Does that sound familiar? We...

Valuation Expertise Viewed as a Commodity - Appraisers Blogs 43

Valuation Expertise Viewed as a Commodity

Here’s the math: An appraiser shared an email survey concerning hybrid appraisals. The survey reveals the fees they are thinking of charging. These fees aren’t that different from what I’ve heard elsewhere. It’s actually quite telling on how the AMC/Mortgage Lending industry sees the appraiser’s role in providing a reasonable benchmark on their collateral to make more informed lending decisions. Here’s the scenario – take the $78 national desktop report fee and divide it by the $500 average appraisal fee as quoted by Realtor Magazine. Now think in terms of the inspection versus valuation. valuation expertise is viewed as a...

Is It Possible to Prove an Adjustment 5

Is It Possible to “Prove” an Adjustment?

We read articles and advertisements on how to prove an adjustment. Is this possible? How wonderful it would be. To prove an adjustment, just push a button and bam! Out comes the correct answer. How could we have we missed this? …prove an adjustment, just push a button…Of course, if such a simplistic and exact answer was possible – anyone could push that button.  An AVM run, a BPO agent, an “evaluator”, or anyone else. Who needs all that USPAP competence and integrity stuff? Even a lender-appointed hybridized “field inspector” could just push the button. The whole process could even skip working with the licensed appraiser completely!...

Appraiserfest Has Your Back 14

Appraiserfest Has Your Back

Appraiserfest movement has your back (and teeth). After an amazing Appraiserfest conference in San Antonio, I had to have an emergency root canal. So for protection, I wore my Appraiserfest t-shirt and all went well. Proof positive that the Appraiserfest movement has your back (and teeth).   What The Appraiserfest 2018 Conference Happening Meant I can’t speak for each attendee at the San Antonio happening but I can say what it meant to me: A big thanks to Phil Crawford, Mark Skapinetz and Lori Noble for making the dream happen! There was LOVE everywhere – I can’t tell you how...

Has Mortgage Lending System Improved Due to AMCs? 34

The AMC Dog and Pony Show

From the HVCC to today, can we really say the mortgage lending system has improved due to AMCs? The AMC dog and pony show has been going on for the better part of a decade. Appraisers have been called out for every problem associated with a real estate closing. Ever silent is any talk of better educating Realtors®. They are the ones with the most power in the pricing process, and the majority of so-called “appraisal problems” are because they say it’s a problem. That’s a LOT of power. But somehow, they manage to stay under the radar and no...

See Something, Say Something - Engage in a Campaign to Expose Lies 6

See Something, Say Something

…engage in a brief healthy debate with the other side to expose the falsities being spread… Anyone wanna play the “what if” game with me? Ok fine… I’ll be the dreamer and you tell me the reality of it. Here we go…. What if… all of us independent appraisers, since we are the only ones with a voice for the industry, were to actively engage in a campaign to call out real estate and mortgage marketing propaganda across the internet as and when we see it, which should be several times a day. The internet is riddled with lies that...

Accepting CLIENT Provided List of Comparables - Client Supplying Comps 17

Client Supplying Comps

CLIENT provides the appraiser with a list of comps… I’ve heard about this practice, but this is the first time I’ve actually seen it ‘in print’: Do you supply a list of available comps for each order? Yes, in most cases. Click the “Comparables” button while completing the form to view and select available comps. This will save you significant data entry time. Please note: Option only available for BPO and hybrid valuations. I was doing some on-line research for a potential new client which provides a wide range of services to the mortgage industry, including appraisal, and found this statement among their Q&A...

Regulators, Appraisers & AMCs Working Together, Appraisers Take on DC 3

Appraisers Take on Washington DC

Hybrids were a big topic & many regulators are concerned about their compliance… Independent Fee appraisers representing 15 different states were well represented in Washington DC this past weekend. Appraisers from  Virginia, North Carolina, South Carolina, West Virginia, Ohio, Louisiana, California, Illinois, South Dakota, Michigan, Utah, Rhode Island, Delaware, Maryland and Washington State joined together in DC for several gatherings. To sum it up simply… Positive Unity among all. On Friday, three members of VaCAP attended the Appraisal Standards Board Meeting. This meeting was live streamed, so hopefully you were able to watch live. Lots of discussions on the proposed changes to the 2020-2021...
