Free UAD Reader to Manage XML Appraisal Files

UAD (Uniform Appraisal Dataset) is the appraisal format designed and required by Fannie Mae and Freddie Mac, and adopted by FHA and VA. All GSE-destined appraisals as of September 1st, 2011 must be in strict UAD format. FHA and VA have announced they will both require UAD after January 1st, 2012.

How do you open and read an appraisal file in the newly required “UAD” MISMO 2.6 XML format?

a la mode UAD Reader is a free tool that lets anyone work with any appraisal in the new UAD MISMO 2.6 XML format. The GSEs are requiring appraisals in XML format as a part of their Uniform Appraisal Dataset (UAD), but lenders, appraisers, agents, or borrowers won’t be able to open, read, or verify the contents of the appraisal without an application that opens and reads the files.

UAD Reader provides an easy way for an appraiser to verify the appraisal file in the newly required UAD” MISMO 2.6 XML format before sending it to the next party. Users can also run a UAD compliance check on reports.

UAD Reader also provides a convenient and secure “Send to Borrower” e-mail function, complete with a “How to Read This Appraisal” guide explaining the abbreviations, formats, and conventions of the UAD report.

For appraisers, UAD Reader allows them to send the report to any lender or AMC using a la mode’s free DataCourier service, regardless of the brand of software used to create the report.

It’s free and easy to use. Click here to download UAD Reader now.
