Nonprofit Making Bacon at the Public’s Expense; Appraisers Should Bristle 4

Appraisers Should Bristle

Stealthy vice again masquerades as public virtue. The head of yet another government-subsidized nonprofit was found funneling cash to cronies while raking in obscene compensation. The nation’s long-suffering appraisers will recognize the pattern in a porcine publisher they are forced to frequently slop as frenzied Beltway porkers go whole-hog on the swill. Revelations surfaced recently about a New York City nonprofit receiving government subsidies to aid the homeless. The nonprofit then lavished a garden of earthly delights on its boss and his cronies. Jack Brown, the chief executive of CORE Services Group, a New York City provider of services...

Appraisers Getting Death Threats for Defending the Appraisal Profession 125

Appraisers Getting Death Threats

Several appraisers have informed us that they have received death threats simply because they have been outspoken online refuting the racial bias narrative and the allegations of racial discrimination in the appraisal profession that is being utilized to remove appraisers from the lending equation. Since we have no organized voice and no one to defend us, some among us have taken the task to educate the public about the appraisal process and what we do. And by doing so, they have been attacked, labeled as racist and their safety threatened. One appraiser wrote (we redacted any identifiable information): I already...

Dystopian Future for Occupational Licensees; Appraisers Take Heed 72

Appraisers Take Heed

Her plight is an attack on occupational licensees everywhere. The nation’s long-suffering real estate appraisers, under attack by Congress in an election year, should pay close attention to what has happened in Nashville… Nurse’s Plight Signals Dystopian Future for Occupational Licensees; Appraisers Take Heed To err is human, but not if you’re a licensed nurse in the Regulatory Republic of Tennessee, where “dog eat dog” has become the state’s unofficial motto. In a first of its kind, a medical accident has resulted in both a license revocation and a criminal prosecution as a nurse was both stripped of her license...

What Does it Mean Support and Prove? Uncertainty Is Risk 2

What Does it Mean ‘Support & Prove’?

What we do is subject to uncertainty. I searched the words: support and prove in both USPAP and in The Appraisal of Real Estate”. Interestingly, the word prove is not found in either document in this context. The fuzzier word support is found throughout both. The word ‘support’ seems to support supporting your opinion. How is the word “support” used in the context of making adjustments? I decided the dictionary would provide some support for how the word ‘support’ is used. The results are curious, perhaps troubling. Which comes first: the opinion, or the analysis? Do you support your opinion, or do you come to a result from doing your analysis? As a verb, the meanings of ‘support’ include: suggest the truth...

See Something, Say Something - Engage in a Campaign to Expose Lies 6

See Something, Say Something

…engage in a brief healthy debate with the other side to expose the falsities being spread… Anyone wanna play the “what if” game with me? Ok fine… I’ll be the dreamer and you tell me the reality of it. Here we go…. What if… all of us independent appraisers, since we are the only ones with a voice for the industry, were to actively engage in a campaign to call out real estate and mortgage marketing propaganda across the internet as and when we see it, which should be several times a day. The internet is riddled with lies that...

Appraisers Tell Their Stories at AppraiserFest - Appraisers Blogs 8

Appraisers Tell Their Stories at AppraiserFest

The entire presentation was filmed and many appraisers were interviewed to tell their stories… Wow…That About Sums it Up! The first ever AppraiserFest has come and gone. Elliot Eisenberg, Bill Black, Jonathan Miller, Ryan Lundquist, and Maureen Sweeney all on one stage; it does not get better than that! This will be a tough act to follow. VaCAP was represented by three Executive Board members and several other members. There were several others from Virginia as well. From as far as Alaska, appraisers came to listen, learn and participate. The central theme of the conference was appraisers; specifically why you...

No Control Over the Way YOUR Business Prices Its Products! 55

Appraisals, Fees, Lenders and Lies…

Can you think of a single business where an individual has less control over their own financial future than the appraisal business? In most professions, your level of success is dependent on your personal work ethic, dedication to education, promptness of service, and overall level of quality. But, no, not in the appraisal industry. The HVCC took all that away. In the vast majority of circumstances, appraisers in any general market are paid the same fee. An average appraisal in Moore County, NC is worth $450.00. A VA appraisal $500.00. It doesn’t matter if you’ve been licensed six months or...

AQB Qualifications Criteria Changes

Folks, I wanted to wait to send info about this until the AQB actually published a document showing the actual ‘new’ Qualifications Criteria for Real Property Appraisers. When first announced a few days ago, no official document was posted – only a news release. These take effect May 1, 2018. See the attached 4 page PDF. Due to ‘states rights’ issues in 54 jurisdictions (states & territories), implementation may not actually happen on 5/01/18. The document says this: “Because state appraiser regulatory agencies are only required to adopt minimum AQB Criteria, it is crucial that candidates contact their state to determine if the state intends...

I Am Not "JUST" a Residential Appraiser 31

I Am Not “JUST” a Residential Appraiser

I am not “JUST” a residential appraiser! There is no doubt that moving to obtaining a certified general appraisal license opens doors to varied and interesting work. If it is in one’s capacity to obtain this level, it is a great idea. That said, the idea of being “just” a residential appraiser has got to stop. A good professional residential appraiser who studies the market, knows how to analyze and solve a problem, and can communicate effectively and succinctly, is a very valuable appraiser at that! As professional residential appraisers, we constantly work at honing skills. We work at becoming...

The Choices We Make As Appraisers

FREE To CHOOSE… A member of VaCAP shared this on Facebook… We though it is very appropriate as a reminder of the choices we have as appraisers: You Are FREE To CHOOSE, But You are NOT   FREE from the CONSEQUENCE of Your CHOICE In case you missed it… The Housing Wire Webinar held on March 1st is now posted for everyone to listen to. Some mistruths about an appraiser shortage is put to bed. The webinar is 60 minutes. You can watch it below and download the slides used in the presentation here. What is going to happen to...
