					<description><![CDATA[<p>Brian Stevens of NREP questions why no evidence has been put forward to support systemic racism in appraising. He proposes that a comprehensive non-partisan study of the industry be conducted before labeling an entire industry with easy and cheap terms like &#8220;systemic&#8221;. So we have all heard the story about systemic racism in residential appraising. There have been a handful of cases where it&#8217;s been determined that appraisers have brought appraisals in low based on the homeowner&#8217;s race. Now I don&#8217;t know if this is true and you don&#8217;t know if this is true. We don&#8217;t know the value, the&#46;&#46;&#46;</p>

As of this writing, only 179 comments have been received. This is our future, please comment now! Comments must be received by February 5, 2019. The proposed rule would increase the threshold level at or below which appraisals would not be required for residential real estate-related transactions from $250,000 to $400,000.Consistent with the requirement for other transactions that fall below applicable thresholds, regulated institutions would be required to obtain an evaluation of the real property&#46;&#46;&#46;</p>

Also on the video, markets with declining values have been discovered. Here in Virginia, appraisers have also noted some areas have taken a down turn over the past 4-6 months. 					<description><![CDATA[<p>Regulations state that appraisal adjustments cannot be based upon an appraiser’s opinion. According to federal and state law, adjustments must be based on support and evidence- proof if you will, and an appraiser’s opinion is not considered to be &#8220;support.&#8221; Many appraisers have failed to support their adjustments and as a result have had their licenses revoked, penalties assessed and lawsuits lost, all because the they failed to understand a single but important requirement. Think about your appraisals. Are the adjustments based on your opinion or do you have proof of the adjustment in your workfile? Then one day I&#46;&#46;&#46;</p>
