					<description><![CDATA[<p>&#8230;the imploding rules then implemented, and the scope creep that evolved because the cart was leading the horse, has severely lessened the reliability of ALL appraisals in my opinion. ANSI, while certainly worthy of discussion and taking a position on, will not solve the real &#8220;appraisal problem&#8221; that we all have. It really isn&#8217;t an effective tool anyway, but what the heck do I know. Being one of those AG certified from the very beginning, too early to get trained by anyone above me, since 1992, and licensed in real estate since 1971, and a broker since 1991, in a&#46;&#46;&#46;</p>

					<description><![CDATA[<p>Is THAT free enterprise? I’m surprised anyone in the business today sees any minimum pricing proposal as being anti-free enterprise. Contrary to popular belief we have not had free enterprise in the GSE appraisal process since HVCC first reared its ugly head. AMCs &#8216;telling&#8217; us to pick a number from $250 to $350, or that &#8216;THEY pay&#8217; $325 per 1004 is NOT free enterprise. I&#8217;m an old timer (1986) that was brought up on what used to be AIREA (now the AI) &#38; SREA (now gone) positions that free enterprise and the Sherman Anti-Trust Act prohibited us from &#8216;even discussing&#8217;&#46;&#46;&#46;</p>

					<description><![CDATA[<p>Seems like everyone hates AMC&#8217;s and scope creep. Scope Creep!! I ordered a sub at a sub shop. I love tomatoes! So I asked for extra tomatoes. I was charged. I took my car in for inspection. I told the mechanic since my car was up in the air and the tires were off to rotate the tires. I was charged. BUT, the tires were off. The cook&#8217;s hand was in the tomatoes. WHAT&#8217;s up? I was asked for two listings. I wanted to charge. I did a restricted report on an office building (sales comp approach only). The client called and wanted a cap rate, then an expense ratio. They refused&#46;&#46;&#46;</p>
