					<description><![CDATA[<p>Garbage data in means garbage results out every time!&#160; It&#8217;s no secret that AVMs have been a thorn in the side of real estate appraisers since they first came out. Despite all their bells and whistles, these automated valuation models still rely on inaccurate public records and often come up with wildly inaccurate home values. Unfortunately, some consumers don&#8217;t realize this until it&#8217;s too late &#8211; when reality comes crashing down from a local real estate professional after they&#8217;ve already gotten their hopes up about their home value thanks to an AVM. Does anyone that understands the home valuation process really think a “statically supported” appraisal makes for a better quality report? This is not that hard to understand. What does “statically supported” really mean? It means you get a computerized report, similar to what Zillow or Trulia provides, based on the information in public records. Statistically speaking, the margins of error are frightening!!! Great products for entertainment, NOT for determining the value of your home. This all comes down to the Golden Rule. The form is to be completed on their site and they recently upgraded to the &#8220;new and improved&#8221; report on their portal as of January 1, 2019. Obviously its only worth ten bucks &#8211; off to India with it&#8230; Most appraisers (and consumers) know the difference between &#8216;right and wrong&#8217;. We don&#8217;t need the tortuous, twisted ambiguities of ASB straddling the fence, on all issues to know what is and is not okay. So far ALL they do is hypothesize that bad products can theoretically be used, IF they conform to all the USPAP rules that we all already know they fall short of. As in every single exception being sought for regulatory exceptions in the financial sector, only impractical, not very probable, best case scenarios&#46;&#46;&#46;</p>

					<description><![CDATA[<p>How about bottled water? Advertising is a powerful tool and very smart people will do some very dumb things, if they are properly motivated. There are many examples of how advertising creates an illusion and how we all fall victim (at least for a while) to smooth ad campaigns. One great example is automobile insurance rates. &#8220;Switch and Save. Every insurance company ran ads promising savings over their competition. Well, of course, they all can’t be true, but for over a year there was a massive switch in policies by consumers. The ads worked. How about bottled water? News shows&#46;&#46;&#46;</p>
