I wrote them a while back. You can not avoid having to sign up with Stripe. For appraisers whom may have been in the pipeline during the company vendor transitions, they could have had courtesy checks cut. But now every single person, has to use Stripe, if what the CSR people told me is accurate. Read the BBB reviews on Stripe. If you are going to consider that, probably a good idea to set up an independent bank account. Why can't the countries largest premier wholesaler still cut paper checks in the mail? One of these days if I ever make the time to set up a new bank account just for this one singular company, I'll finalize the application.

Dear United Wholesale Mortgage and United Wholesale Mortgage Appraisal Direct,

I am writing this open letter to bring to your attention several critical issues that have been raised regarding your practices towards appraisers. It is important that these concerns are addressed promptly and transparently for the betterment of the entire appraisal community and the integrity of your operations.

1. **Unfair Fees Against Appraisers**: There have been complaints about unfair fees imposed on appraisers. These fees are perceived as disproportionate and unjustified, affecting the livelihoods of appraisers without clear rationale or transparency.

2. **Unfair Judgments and Grading of Appraisers**: Appraisers have expressed frustration over your grading system, which apparently lacks transparency and leaves appraisers unaware of their performance metrics or how to improve. This lack of clarity hinders professional development and discourages fair assessment.

3. **Unprofessional Practices**: There are allegations of holding appraisers accountable for mistakes made by others within your organization. This practice is deemed unprofessional and unjust, placing undue blame on individuals who are not responsible for the errors.

4. **Inconsistent Review and Revision Practices**: Appraisers report inconsistencies in your review and revision practices, leading to confusion and frustration. Clear and consistent guidelines are essential to ensure fair treatment and improve the quality of appraisals.

5. **Impersonal and Favoritism**: Concerns have been raised about impersonal interactions and favoritism towards certain individuals or entities. Appraisers feel that personal connections or "sucking up" are prioritized over fair treatment and merit-based evaluations.

6. **Retaliation Against Dissent**: Appraisers have highlighted instances where questioning or standing up against unfair practices has resulted in punitive actions. This creates a hostile environment where legitimate concerns are suppressed rather than addressed constructively.

These issues are not merely administrative inconveniences but affect the livelihoods and professional integrity of appraisers who contribute to your operations. As a leading entity in the mortgage appraisal industry, it is crucial that United Wholesale Mortgage and United Wholesale Mortgage Appraisal Direct uphold the highest standards of fairness, transparency, and professionalism.

Therefore, I urge you to:

- Conduct a thorough review of your fee structure to ensure fairness and justification.
- Implement a transparent grading and feedback system that allows appraisers to understand and improve their performance.
- Cease the practice of holding appraisers accountable for others' mistakes and revise your review processes for consistency and clarity.
- Foster a professional environment that values merit and fairness over personal connections or favoritism.
- Create mechanisms for appraisers to voice concerns without fear of retaliation, promoting a culture of constructive feedback and improvement.

Appraisers are integral to the mortgage appraisal process, and their concerns must be taken seriously to maintain trust and professionalism within the industry. I trust that you will address these issues promptly and take concrete steps towards improving your practices.

Per the article: 'a $29 “Lender QC Fee” would be added to all new appraisal orders.'

The 'lender QC fee' falls where in consumer fee disclosure requirements?

The amc pass all operational costs back to the appraiser billing model is spreading beyond the amc industry itself.

Just to clarify; I do not do 1004's for $350. My base fee is significantly higher. I used that as an example because I had read somewhere there was an appraiser that received less than $300 for and Appraisal from UWM.

The point is they are robbing the appraiser of about $68 now and charging the borrower the full fee.

If it is true that the new fee is covering the review underwriter's salary, there's got to be something illegal about that.

So far I have yet to pay any monthly fee for them. If I did, I think I would draw the line there. The other fees are very much there and is another write-off for work, but up until now, it was not impacting my bottom line on each order. I don't recall the effective date of the changes, but will have to monitor each and every order that come in and do the math on it to see what I'm making or not making. The crappy part of it all is it is getting passed down to the borrower. Just more and more junk fees.

I REALLY don't have a clue. Even someone that I know actively chooses to take a lower fee because the assume that is all they can get with their skill-set and leave money on the table, when it is fully explained - defends the same answer. I guess some people are not business people and can not, or willfully won't look at themselves as the "one" that does not do a good job, or not deserving of a reasonable and customary fee for said area. They choose to live on an island with blinders on. Eventually it will catch up to them and they will loose more of their clients, so the loose at the volume game too. I would rather charge more, have less work and still make more than they are with time to rest and be with family.

This ANOW site... Micro transaction fees. A third party Stripe payment service which unless an appraiser subscribes to, it appears the appraiser can never even be visible to the lender as an active user. Thirty dollars a month subscription cost just to be available to receive orders. Then a payment processing percentage based fee. An order acceptance fee. A reviewer fee. What happened to the free one year trial? They even have bots to complete data entry and write up reports for appraisers. Lenders can simply use Mercury or Scope and make this a lot simpler and more straight forward for appraisers, and themselves. Well, that was disappointing.

I truly appreciate the time and effort you put into writing this. That said, it just goes in the circular file at their end as there are those within your brother appraisers that find that acceptable and who will accept their terms and maybe even less because they don't have the wherewithal to actually determine their breakeven point. Kind of makes one wonder how someone of that mindset passed the licensing exam. If they can't do the math of survival how can they possibly appraise a property?

Robert,

Maybe I'm the odd-ball with UWM, but they typically send work to me at $850.00 and up. This would cover my base fee and a few bucks more before this additional $29.00 they are charging. This now would leave me with less than the $800 I would desire, therefore I would be asking fee increases on every order due to the ever increasing business costs. If they accept it, great. If not, then good luck.
