So in other words, FNMA should completely overhaul the limiting signature conditions?

I had some spam email from Keller Williams the other day, claiming they just went #1 worldwide.

There seems to be a pervasive culture within the lending and realty community that it’s not just o.k. to pressure and bully the appraiser, but rather that it’s mandatory. Be it fees or service standards, regulatory issues, representation or advocacy, dealing with the bottom level clerks or top level heads, somehow the appraiser is expected to always follow and never lead.

This is why I never use auto accept. I comp search everything and leave stepping on land mines to the next guy.

TALCB is in the back pocket of the mortgage lenders and real estate brokers. They’ve recently beefed up their investigations with more reviewers. Even if the complaint is bogus it gives them an excuse to audit the appraiser’s files in search of violations so can fine the appraiser and justify the agency’s existence to the Texas Sunset Commission.
