					<description><![CDATA[I feel these time adjustments do nothing because there are two many factors that come into play. First of all the search peramiters of a city may have four quadrants, NE, SE, NW, SW. So sales are not always from the same quadrant.  Secondly, searches are of comparable sales are not matched sales.  Litterly imposible to find a match paired sale unless its a PUD.  Third, all homes eventaully sell, homes that sell faster may have been listed below value, or had more buyers in that price range.  Homes that take longer to sell, may have been listed higher than the average home and have less buyers in that price range. One can go on and on why one home sells fater than another, maybe it&#039;s location, finished basement, more garage space and so on.  What about when someone is willing to pay 20 to 50k over list price??  Way to many factors come into play, and franlkly it&#039;s a waste of time!!]]></description>
