A lot of reading for very little practical information. An auto mechanic doesn't have a "Mechanical Management Company" taking sixty percent of his fee, so I'm not sure how that analogy plays to the point of valuation sciences.

As for these very smart and super intelligent people working in the shadows to create new and exciting valuation products -- I really don't see that happening.

The truth is, if they were that smart they would be doing my job -- however they only work to minimize my power and effect.

A house isn't a car, and I'm not a mechanic and their advances don't have anything to do with signing your name with two million dollars of liability insurance on thirty five pages of mathematical genius.

It doesn't matter what the associated machines are, or what gizmos I have in my pocket -- the skill of an appraisal comes from years and decades of me practicing my trade. The average age of an appraiser is (old) because if this was easy -- my ex-wife would be doing it.

A guy completing a green-hornet had the same substantial intuitiveness that I display today however in today's market -- I am pressured from these super intelligent individuals working in the shadows, to slow me down and send appraisers to the point of extinction.
