Some years you can make a killing and other years you don’t make a cent. I had an adjustors license for years. Last time I took the FEMA flood class for CE there were about 400 adjustors there. None of them had worked in two years. Furthermore, you need a lot of money to start and survive in that business. You need to be totally self-contained, including living facilities like an RV or trailer, generator, etc. In most CAT situations it can be impossible or extremely difficult to find living accommodations that aren’t at least a hundred miles from where you have to work. But, if I could, I’d rather do that. Something to consider, regardless.

My client is the mortgage company, not the borrower. I am paid by the mortgage company. How they collect my fee I have nothing to do with. and THAT is why ALL appraisers must read and comprehend all agreements they sign. Including and especially vendor agreements. My fee is no secret, it is included within the report-and that is what all appraisers should do. Disclose within the appraisal, and inform borrowers of where to look for it!

A company can not force a person to behave in a deceptive fraudulent manner. If people accept such terms, that is what makes them co conspirators. Be honest about your fee with borrowers or decline the assignment. Amc’s have no recourse to penalize appraisers outside of internal approval and volume considerations, because the request to deceive borrowers is a legally unenforceable issue. They would not dare take this before a board, lest they get penalized themselves for real consumer protection violations, rather than the imaginary ones that somehow an appraiser must keep their fee secret from the very same person that pays for the service. Honesty is always the best policy. Always operate on a good faith principal. The appraiser owes a duty of care to the borrowers, even if they are not technically your client.

Actually C&R is based on reasonable fee surveys aka the going current market rate.

Just like per hour standards for legal representation, hiring a plumber, dealing with a general contractor.

All people whom a consumer can contract with directly.

The socialistic aspect befalls the appraisal community, because the consumers of the product can not contract with us directly for FRT’s and instead have to go through an middle manager whom jacks the consumer price up and drives the vendors fee down.

Hence the concept of C&R based on fee surveys, meant to inhibit the ability of intermediaries power to disrupt the free market. Lack of C&R is price controls. Which erodes the product quality and drives providers of the service or product out of the market space, also harming the consumer whom no longer has reasonable access to vendors whom provide the product or service.

Seriously – low fees suck but the other option is the kids don’t get fed.
