All we need now is a new URAR APP with +-125 UAD Coded lines in the adjustment grid.

Actually, this is now in process by GSE / Advisory Committee for further refinement.

A Joint Fannie/Freddie project.

Looks like an interactive App to me.

Appraisers will need to spend additional hours gathering minutia on market data and inputting many UAD codes.

These will not necessarily result in a more credible appraisal but will be useful for Data Mining & AVMs

You heard it hear first. It’s coming. I don’t know release date. Hopefully after very thorough Alpha & Beta testing.

Every appraiser support company is getting in on this. They’re all pushing rebranded apps and tools to ‘help appraisers’ navigate these trying times. If these companies would never have existed in the first place, we would not need any help. They rewrote the appraisal industry to our detriment, playing both sides of the coin. And now they’re doing the same thing again. The databases are in place. The substitution processes and the technology to utilize them are in place. The human licensed appraiser is no longer necessary. Get your mobile inspection apps today!

Fannie and Freddie in part determine their sales (may or may not be comps) by way of a properties census tract number. If one graphs out their wants and needs in relation to their next home purchase, does census tract come before or behind bedroom count in importance? Does it come before or after lot size wants? It surly must come after a pool feature right.

“Census tracts are small, relatively permanent geographic entities within counties (or the statistical equivalents of counties) delineated by a com- mittee of local data users. Generally, census tracts have between 2,500 and 8,000 residents and boundaries that follow visible features.”

The algorithms obviously do not work. Have you (or anyone out there) received “comparables” from FANNIE or FREDDIE? I would love to read that algorithm!! If you do not use their “comparables” in your report it gets a bad rating. Well – why not just send them to us in the first place (JK). They have more data than anyone and it still sends the craziest choices. I did read on their website this is an “exciting time” to become an Appraiser so that’s good.
