					<description><![CDATA[<p>An AMC for a lender contacted a residential appraiser with the request that the appraiser “appraise only the second floor residence” in a two story Live-Work building within a commercial district, where SFR&#8217;s are allowed by zoning. Ground floor area of this Live-Work building is an ice cream &#38; gift shop. The second floor is a fully finished &#38; functional residence. Entire property is being sold. There are numerous legitimate Live-Work buildings in Seattle (and likely elsewhere also). They are properly zoned as such, are listed that way, appraised by using similar type sales &#8211; and mortgaged. Typically these are 2-3&#46;&#46;&#46;</p>

					<description><![CDATA[<p>Lately there has been a push for bifurcated (hybrid) appraisal products. Those promoting these questionable products claim it will reduce the amount of time to obtain an appraisal. Most appraisers are screaming foul play, and for good reason. It is because of bad players doing questionable things that licensing became mandatory in Virginia. Mandatory. Licensing of appraisers protects the public trust. We all know splitting the process will not save time, but rather create delays. The only reason for this questionable product is the profit of the amc, nothing more. And then there is the quality of the information being&#46;&#46;&#46;</p>

					<description><![CDATA[<p>Folks, I wanted to wait to send info about this until the AQB actually published a document showing the actual ‘new’ Qualifications Criteria for Real Property Appraisers. When first announced a few days ago, no official document was posted – only a news release. These take effect May 1, 2018. See the attached 4 page PDF. Due to ‘states rights’ issues in 54 jurisdictions (states &#38; territories), implementation may not actually happen on 5/01/18. The document says this: “Because state appraiser regulatory agencies are only required to adopt minimum AQB Criteria, it is crucial that candidates contact their state to determine if the state intends&#46;&#46;&#46;</p>

According to the bank, they are having difficulty getting appraisals in the Nashville area and there is only one Certified General Appraiser in the the locality in which they are headquartered. 					<description><![CDATA[<p>AI all but abandoned the residential appraiser&#8230; I have been a member of the Appraisal Institute (AI) for many years and the organization has always been tilted toward the Certified General Appraiser. I am Certified General and recognized this long ago. I think the education of the AI is the best with no comparison for both residential and commercial and their publications are second to none. The AI has long neglected the residential appraisers as they sent in their $300 per year. The AI completely dropped the ball starting in 2007 when the crash began. 					<description><![CDATA[<p>Appraisers, I have &#8216;come in contact with&#8217; an appraisal report, produced by a Certified appraiser and its Licensed Trainee – working in the area near my office. It’s clear to me that these two appraisers do not understand trend reporting that this form indicates. By the way, I’m no great fan of the MC form. However, since we are required to use it, we better darn well learn to use it properly. Report what the trends on it show and not something obtained from elsewhere, sometimes called &#8220;PFA.&#8221; If we don&#8217;t, or choose to ignore what the form shows, then the ENTIRE&#46;&#46;&#46;</p>

					<description><![CDATA[<p>Calling on Licensed &#38; Certified Residential Appraisers Appraisers, The Appraisal Foundation seeks candidates for its Boards. We need a diversity of &#8216;license types&#8217; to serve on these Boards. Your service time and travel expenses are covered. I just completed an analysis for the current members on the Appraiser Qualifications Board. Individually, they are all nice and very qualified people, but they are ALL Certified General appraisers. In the US there are fewer CG&#8217;s than there are License or Certified Residential appraisers. The composition of the AQB has been largely dominated by CG’s for years. These are the folks who have mandated&#46;&#46;&#46;</p>

					<description><![CDATA[<p>I was recently asked by a local lender to appraise 14 vacant lots. Though the lots were all quite similar, 14 separate appraisals were needed (obviously, a large discount was given for the multiplicity). Once a value was established for each individual lot, the lender came back and now wanted a &#8216;bulk value&#8217; for 10 of the lots. Hmmm. That certainly changes things. Per USPAP in fact, we now have a new assignment. As I inquired to the bank and got more information, it was clear that I was out of my element. The lender did not just need a total&#46;&#46;&#46;</p>
