That's all it would take to get the lenders back to direct assignment. I'll remain mystified why investigators looking at these issues do not simply sign up and try to work with amc's themselves. Every day of the week. I'm trying to click up vote over and over but regrettably I can only give you one. Thanks.

Here is an interesting update to this story.

The senior appraiser whom had his license suspended in Virginia, appears to be still actively licensed in CA, the home base of the offending amc, and other states.

The amc is still licensed in CA without any apparent suspension as well.

https://www2.brea.ca.gov/breasearch/faces/party/amc.xhtml?id=59430

https://www.asc.gov/individual-appraiser-public/470337

The ASC is such a poorly managed system. The search mechanisms are antiquated. Redundant returns. Unexplained returns of other different people with no association notes. No detailed reason for suspensions or links to relevant content. No indication if the licensee is a sole proprietor, employed, etc. If one performed a state specific search on a licensee whom holds licenses in multiple states, they'd never know about any other suspensions in any other states. I've also recently searched some known suspended appraisers and their suspensions do not appear on the ASC site. Previous known suspensions appear to simply go away. There should be one single entry for every licensed appraiser, listing their multiple state licenses in one single entry place, with a permanent retention record, business type, etc.

Lucky breaks that only one appraiser got in trouble and all the people over and under them doing the exact same thing throughout the entire amc industry don't have to worry. Also quite beneficial the state appraisal boards do not have auditing power over amc corporations or any other ability to look through all previous activity the person(s) and company(ies) may have been involved with.

Look in the mirror lately? Mr. Turner has done more for appraisers than most. Do you even have a clue what he is actively doing now? No? Well, maybe do some research prior to spewing false information and proving you are ungrateful as well as ignorant (in the true sense of the word).

So surprising that an AMC would pressure an appraiser. Not.

Me: You're pressuring me to come up with a higher value based on an appraisal done a year ago by a different appraiser.
AMC: No, we're not pressuring you, but don't you think, blah, blah, blah ...
Me: No, what some appraiser appraised it for a year ago is utterly irrelevant currently.

Thank you as well. So many years pushing this issue, I hope others have become as well informed about the details. When I started posting routinely, trying to figure out what's going on, so many good people here have been the reason I was able to become better educated and subsequently put forth a better argument. Thank you everyone again.

The best solution is to remove AMCs from the problem - it would correct so many injuries to appraisers, and give our profession the respect it deserves. Great comments as always, Baggins. The gravestone is so appropriate!!

Appraisers face similar situations like this one all the time. Ethical appraisers walk away. However, there are plenty of appraisers will to do them because they have a family to support or they are just stupid. Glad I planned my exit strategy a decade ago because I knew it was not going to end well.
