Just got a letter from BREA yesterday. Basically a form letter saying the investigation has been completed and appropriate actions have been taken. What??? So I called them and was informed that Valuation Concepts license has been revoked. That is it. Nothing else. Thanks a lot.]]></description>

Craig....several years ago I met up with some folks from Angelina College (Lufkin, TX) retired military folks....they were working with folks who wanted to work with the federal government doing all types of contract work. This was mowing grass along the interestate highways all the way to appraisals for airports and seaports. We took a couple of assignments for national guard armories....if you can find those folks in your area you can earn some bucks!

On another but related note, I have been warning all appraisers I know, since 1999-2000 to present, of automation (AVMs, PIWs, Appraisal Waivers, Evaluations) one-day taking over much of the full appraisal volume, and the need to diversity. I did quite a bit of related research starting then on this matter. AMCs taking over what was once the domain of lenders didn&#039;t help as most AMCs likely operate on a predatory business model. Their days are limited too as mortgage origination volume will continue to decline going forward for a combination of reasons.

Appraisers may believe that &quot;appraisals&quot; are needed by mortgage lenders, whereas, lenders use the term &quot;collateral value&quot;. These may sound similar, but there are different interpretations among stakeholders, scope of work, licensing, liability, and so on.  Additionally, the automated systems squeezing out appraisers are not bound by USPAP. The black box output will be adopted on a large and growing scale, especially as A.I. is implemented.

It is my personal belief that Maxine Waters and her colleagues in the House and Senate can&#039;t or won&#039;t help appraisers regardless of how many letters, emails and petitions are submitted to them or to regulatory agencies by individuals or groups of appraisers. Unfortunately, their true constituents (the big $$ donors) will have more sway and will be focused on other more important political stuff.

We are somewhat on our own going forward as there will be no cavalry coming to the rescue. Hopefully I will be proven wrong but the probability is low. The hopes and prayers will be unanswered. On the other hand, I know quite a few appraisers, myself included, who have been assisting and advising appraisers for years on some things to do to survive or at least stay in business as a professional appraiser amid the turmoil and changes.]]></description>

I just think back about all of the appraisals I did for right-of-way slope easements, drainage easements, temporary construction easements, wet lands, flood plain, Insurance claims, property disputes, oil and gas damages to land.....There is so much work out there but our fellow appraisers want to SUCK up to a silly AMC? Really...there is Federal, State, County, City, School Board, Water District, Parks &#038; Recreation, on and on and we have appraisers bending over for a damn AMC?
