I think we should file charges. What Ken has done is criminal. And I am sure he is not paying taxes on that money he stole from us.

Just got a letter from BREA yesterday. Basically a form letter saying the investigation has been completed and appropriate actions have been taken. What??? So I called them and was informed that Valuation Concepts license has been revoked. That is it. Nothing else. Thanks a lot.

Mike, I’m still trying to figure out why the dates on these posts are so messed up, they jump from June 2018 to Jan 2019 and everything in between, there is no consistency.

I remember that Diana, but I think the courts had some confusion as to who clients were back then. ASC has said in no uncertain terms AMCs are just agents of the lender CLIENT and they see no space between the lender and AMC.

A client is defined as lender now as well.

In the case of the deadbeats above, appraisers should file charges with the Los Angeles City Attorney (Woodland Hills is actually City of Los Angeles).

Diana…so true…but they come on to these forums and say Boo Hoo I mean with crockidile tears and I just cannot help but laugh my ass off…..Honestly it would be great if they could lose thousands….stupidity is expensive!

BREA doesn’t care if they pay or not. ALL you could do imho is to write and ask if their record of financial instability; existing litigation and pending litigation still meet the California State Requirements for being an AMC. Be very cautious how you word it.

ASK questions, don’t make statements.

Mike…gee why are appraisers working for AMCS..If we were to work with the HUNDRED+ groups that suck our dues and get them to work with lenders to end AMCs we could stop this! NO BUCKS…No BUCK ROGERS…NO APPRAISERS, the AMCS will be flushed. It is all crap….time to end their game!

Craig….several years ago I met up with some folks from Angelina College (Lufkin, TX) retired military folks….they were working with folks who wanted to work with the federal government doing all types of contract work. This was mowing grass along the interestate highways all the way to appraisals for airports and seaports. We took a couple of assignments for national guard armories….if you can find those folks in your area you can earn some bucks!

“THEY” are going to have to have appraisers who will do highway department right of way or wetlands, parks, etc and etc….MAKE yourself known in that field and you can tell mortgage lenders and AMCs to bite the big one! LOL At the time we actually had all of the appraisal work that we could shake a stick at. Not trying to brag but we turned down more than we took. There is so much appraisal work out there that the AMC dudes would not believe!

Thanks for your response. I do not work for AMCs but turned down three recent assignments that were a snap. I referred them to someone who I thought was a buddy. The feedback that I received was a put down from said buddy that “I had retired and he did not know what I was doing contemplating taking assignments” REALLY??? I am fully General Certified and can take any damn assignment that I want! It seems that we cannot even help those who we think are friends! I wonder how “he” would like it if I started back to work and sponsored everyone that the state would allow me to? I could do that, make some money and PISS him off! Why not??? Seems that this is just a bunch of crap anyway! YOU can bet that his comment will cost him many thousands of dollars in appraisal work in the future. I am just disappointed that I tried to send him work and that was his response! You guys do know that if your friends will not help you…your enemies damn sure will not! Be sure who your friends are!

@Wayne: Thanks for your insights with which I concur with. Your suggestions may be too late for many who have not taken the requisite training and course work for these complex assignments. I am speculating that at least 75% of appraisal assignments involve mortgage origination, for sales and/or refinances of SFR’s.  Maybe its 90%. A big chunk anyway.

On another but related note, I have been warning all appraisers I know, since 1999-2000 to present, of automation (AVMs, PIWs, Appraisal Waivers, Evaluations) one-day taking over much of the full appraisal volume, and the need to diversity. I did quite a bit of related research starting then on this matter. AMCs taking over what was once the domain of lenders didn’t help as most AMCs likely operate on a predatory business model. Their days are limited too as mortgage origination volume will continue to decline going forward for a combination of reasons.

Appraisers may believe that “appraisals” are needed by mortgage lenders, whereas, lenders use the term “collateral value”. These may sound similar, but there are different interpretations among stakeholders, scope of work, licensing, liability, and so on.  Additionally, the automated systems squeezing out appraisers are not bound by USPAP. The black box output will be adopted on a large and growing scale, especially as A.I. is implemented.

It is my personal belief that Maxine Waters and her colleagues in the House and Senate can’t or won’t help appraisers regardless of how many letters, emails and petitions are submitted to them or to regulatory agencies by individuals or groups of appraisers. Unfortunately, their true constituents (the big $$ donors) will have more sway and will be focused on other more important political stuff.

We are somewhat on our own going forward as there will be no cavalry coming to the rescue. Hopefully I will be proven wrong but the probability is low. The hopes and prayers will be unanswered. On the other hand, I know quite a few appraisers, myself included, who have been assisting and advising appraisers for years on some things to do to survive or at least stay in business as a professional appraiser amid the turmoil and changes.

Thanks Dave…I really do understand your comment about appraisers who do not do private, non-lending assignments. I just think back about all of the appraisals I did for right-of-way slope easements, drainage easements, temporary construction easements, wet lands, flood plain, Insurance claims, property disputes, oil and gas damages to land…..There is so much work out there but our fellow appraisers want to SUCK up to a silly AMC? Really…there is Federal, State, County, City, School Board, Water District, Parks & Recreation, on and on and we have appraisers bending over for a damn AMC? Oh well, I do not care as I am retired!
