It&#8217;s unintended consequences may be, but the bigger issue is that Colorado is growing in a direction influenced more by transplants from other states than long term residents. Neither (net) good, nor bad. Its simply a sign of growth and progress.There has always been a traditional drive and belief that city growth is a good thing. My (personal) experience is that once a city exceeds 250,000+- residents it becomes almost impossible to effect local changes at the purely local, grass roots level (its not all that easy at 150,000 either - but it is possible). After 66 years on this planet and travel across our country from Oregon to New Hampshire to Florida to California to Hawaii and a lot of places in between I&#8217;ve noted a couple common factors.1. Communities lose their sense of identity once they start becoming big cities. 2. The hoped for &#8216;economies of scale&#8217; seem to direct the &#8216;savings&#8217; more toward public employee costs &#038; benefits than to services requested by a majority of residents. Big cities / Big government tend to favor special interests more because money becomes more important to politicians election chances than their messages. This did not shape up how residents intended.  It was supposed to be regulated like tobacco and alcohol.  This sprang from a lengthy effort to permit hemp for food fuel fiber, which farming use was unfairly restricted with excessive rules for non thc stock.  People may be surprised to learn a farmers movement started this rolling a long time ago.  The hemp plant rejuvenates soil, pulls minerals upward, regenerates the bio activity of microbes, and acts like a carbon sink and o2 supplier akin to a rainforest or area w/ tundra, continuing photosynthetic exchange processes hours after the sun sets.  Widespread hemp cultivation outdoors would rejuvenate soils nationwide.  The regrettable part is the strength of the prohibition movement which rejects any product or material sourcing with ready non industrial scale fungability.  Aka; controlling commerce.  One state can not support the liberties requested by half of the nation, fortunately balance is returning, the markets here cooling, and legalization ongoing elsewhere.  The societal benefits are good over all and counties still retain control if they allow commercial scale or not, but private residential grows and use is now a constitutional right for all citizens.  I&#039;d say the downsides are encroachment into previously undeveloped lands and the price rises from external demand.  My crystal ball tells me everything inside the 470 loop is going development within 5-10 years.  Homeless populations have increased in the cities, a negative economic consequence, now a new focus on affordable housing.  CO makes an interesting case study for external demand.]]></description>

Funny. I remember road trip to Ekert Colorado with a friend when I was 17. We went to visit his father. Small town. Self reliant people. Im not a hunter, but ate venison and elk. Not a condo in the whole village. Lots of elbow room and people helped each other.

Fast forward 50 years -legal marijuana; association ruled housing and a Big Brother knows best mentality now. Bet the folks there are happy they got so many Californians fleeing big city life, pumping up property costs and making the air brown like God intended it to be!

I like the concept though, steep limitations to access.  The truth is there is entirely too much turnover and too many deals.  It&#039;s getting quite unrealistic, 700k+ fha loans.  That is not the financial category of citizen who needs some special subsidy or access from a federal guarantee program like hud fha.  Everyone seems to be focused on vested interests, as if it&#039;s more important to hold home pricing up, nobody advocates for those without homes.  It&#039;s a fact, home pricing is too high for average Americans.  We&#039;re not dealing with increasing values, we&#039;re dealing with monetary inflation where home pricing outpaces earnings every dang time.  I would appreciate one new rule;  If you&#039;re not a US citizen you should not be allowed to speculate in American housing.  The minimum wage worker vs the chinese equity fund manager, now who do you think will win the bidding war for an individual American home?  I was so relieved to watch pricing dip down, we actually afforded a reasonable home.  The agents told us for years to give it up.  If you work hard and are financially responsible, advancing your careers, you should be able to afford a sf det home.  Attached and condo should be for people who actually want that sort of living, it should not be the backstop for the majority of youth whom are otherwise priced out of real estate markets.]]></description>

I don&#039;t agree with the 10 years lost concept though and would quip back; 10 years where we could actually afford a home and were lucky to get in before the market prices blew up again.
