					<description><![CDATA[The issues with the MC form don&#039;t have to be rural or mother nature driven, but can be in large suburban areas. I just completed a detached condo assignment where there have been multiple model match sales over the past 12 months (6) within the complex, but based on the subjects newer build date, view, GLA, etc., I have no outside sales over the past 12 months within 3 miles. With thousands upon thousands of residential homes in my search the area, I have only 8 sales in the past 12 months to use in this single MC form. What a joke.]]></description>

					<description><![CDATA[Like in Evergreen CO. At some point pricing stalled out and took on different scaling with time, in the same period where insurers refused coverage for fire damage. They have a tough time getting fire insurance coverage out there. If you have not spoken to locals, you probably don&#039;t know that about some locations in Evergreen. I heard you can still get a steal of a deal for land in Hawaii. The only catch is you&#039;ll live in an uninsurable lava flood plain. Hey, what&#039;s a little lava between you and a cash cow of real estate value sometime a hundred years from now?]]></description>
