Agreed, why is the lower valuation always defacto, wrong? And what exactly is wrong with lower pricing in housing? High price areas are so awful, we are now competing with big city income from across the country and permanent remote from home positions here in the country. So much for the local economy driving real estate. An entire segment of people from enjoyable upper middle class income and below are instantly outpaced and excluded from their own markets in the higher priced climate. That is the real result of higher house pricing and these fed central planners economic incentives, massive social and economic displacement which is very disrupting to peoples lives. Be careful what you wish for.

The solution to mitigating the amc issue remains incredibly simple, force the amc to bill separately for their distinctly different service. Amc’s do not provide appraisals. The amc provides an administrative function which is optional to the lending process, which should be billed for separately.

what’s not to understand here. That statement is saying that no one has shown any evidence To the accusations being made and that the OTHER SIDE hasn’t been shown nor made public. We are seeing only one side of this. What’s not to understand about what was said? Have you seen any articles or any statements that have shown the appraisals? The values? The appraiser experience? Their location? Their comps chosen? Their adjustments? No. So clearly you are the one taking it the incorrect way.

That is in the above article. That statement assumes that racial bias in appraisal is common. The study results and discussion suggest this is not the case. I’m not sure why you have a disconnect on this.

Agreed Dustin. I appreciate the fact Mark took the time to talk about these appraiser issues. More than the Appraisal Institute is doing I might add…. I don’t know who Sensible is but I don’t believe he speaks for most of us appraisers. Since this person is hiding behind a pseudonym, maybe a troll?

With respect, “Sensible,” Mark is a boots on the ground appraiser. He gets paid nothing to “run his mouth” and actually stick up for the profession. Be grateful not all appraisers are “too busy” to do something good.

Actual “boots on the ground” appraisers don’t have time for that crap right now – we have reports to finish.
