TRUTH, A Daily Happening
I think through time

AMC "REPRESENTATIVES": the ones we specifically converse with daily ....well OK...the entire system, have been so ineptly trained & have existed for SO long now THERE ARE NO RULES... they do not have a clue...that WE ARE SUPPOSE to be "Independent" ...like not slaves!

THEY believe THEY set the FEE and you just TAKE it !!! They think they are OUR boss.

EXAMPLE OF: A daily happening.

Lost a potential order because: AMC REP' quoted: $350 to appraiser, Disclosed: Lender Charged $575 = AMC retains $225. THE AMC Order: Inspection Date: today no later than 3 days. Due date 48 hours after.

CHOKE (WITHOUT AMC: I would have charged my typical fee $400 saving the Borrower Public $175)

In an EM, my response quoted 25 more bucks. THE AMC REP: said "we have established what is typical for your area. I will reassign. I am not able to change the Fee we have offered you unless I get my boss involved."

Received the "this order has been cancelled"
I responded: Humm, I was informed YOU did have the power to provide small fee increases.
Cancelled: My time.... FREE.

Thoughts:
OK, so what do I have on the FEE SCHEDULE your company requested WHEN YOUR company in the "approval process" APPROVED my FEE for the typical fee type of assignment??? Can you please let me know WHO set the FEE for this "Area"?

I want to know who, when was the last time there was a check into FAIR FEES, (choke), When are Cost of Living increases by SET FEES reviewed? EVER??? Sorta like: Boss will I ever get a raise? I want to know what alters FEE in a generically set AMC software. I want to know: why the set inspection times & due dates ARE MANDATORY and never consider within the complexities of the assignment OR documentations may take more than the allotted time which includes travel, sleeping, OTHER persons having their own business than to stop what they are doing.. just because we are on a non-stopping clock.

I want to know WHY the federal government does not intervene because slavery was abolished IN 1865.

Slavery: no negotiation, 24-7 clock with ALL DATES through the process generically set by a computer software used & specifically SET-UP by AMC Human Beings.

DUE DATES: Sunday Easter Morning, Christmas, Your Kids Birthday, Your Kid is sick, How about JULY 4th, a national Holiday ??

The AMC order instructions including DATES & TIMES if not met WILL IMPACT your life going forward. THE Generic Scoreboard includes: Fee, Days & percentage of HOW bad you are doing monthly! and when BY the comparison is the non-existent "STEPFORD WIFE" Dictionary: A woman who is extremely subservient to her husband and who meets his every need in an overly-perfect manner is an example of a Stepford wife.

There is NO negotiation but lots of FREE service by appraisers WHEN they use our Fee Schedules as a means to QUOTE lower & we end UP taking less than FAIR where: AMCs have taken over the market area & steer Fees. In reality, appraiser fight other appraisers over $5. AMCs surely do laugh when They receive bonuses for doing what they do.

You know I did really really enjoy my JOB as an appraiser or did until the rampant AMC takeover, an allowance by our government.

Now after 35 years of this but since @ the HVCC, the STRESS is catching up and my income has declined significantly... due to THE "accept or Cancel" rule of AMCs approved by Government.

WHY anyone of INDEPENDENT MIND would want to be an appraiser... DON'T DO IT!

RESULTS: they the rampant AMC WILL cause THE shortage...instead of all this FAKE NEWS. Finally, BIG MONEY-- GREED in lending WINS. Been trying to get rid of us for ...a long time.

There is definitely a shortage of appraisers who will work for peanuts, yes, agreed. There is no shortage of appraisers who work for fair wages. So the article is actually correct, there is a shortage as far as mortgage brokers are concerned.

I did 14 this week and my average per-file fee was over $535...

but last week I only did 8, because I turned down every one that wasn’t $450 or more...

If everyone did what I did, the AMC’s would have no choice but to pay..

Every time we sign an appraisal, it lingers for 5 years..

We have a longer liability life-span with our work than most other professions

I’m not sure of our specific appraiser count here, but there seems to be an over-supply of appraisers where I live..

* Greater Northeast Florida —

(Jacksonville, Jacksonville Beach, Ponte Vedra Beach, Saint Augustine)

And there are a good chunk of guys that still do cut-rate work that are an embarrassment to our profession
