Some of the old school folks with life experience do a much better job. I haven’t signed my name to an appraisal in several years and I have been in the business since 1978. GOOD defined by lender is anyone who can hit their number.
GOOD defined by an ethical appraiser is someone with the right stuff.
GOOD as defined by an AMC is the lowest & quickest bidder.

As an ex (ethical) appraiser I believe that the “good” (intelligent) appraisers left the business the not so wise five years ago for profitable careers.
