Clear separation of fees is supposed to be mandatory, not optional. Unless kickbacks are legal, then I suppose you don’t need to report anything.

Very nice article describing exactly how the government weaves their new legislation around the loophole that banks hand to them. Why waste our valuable tax dollars on such meaningless BS? Think of it as optional transparency.

Homeowners deserve something better than the horse manure these guys are feeding us.
