How do you suppose this article relates to the other recent article stating over 90% of residential appraisals were improperly influenced? / It's standard rule that if you don't make lending clients happy, they select the other guy appraisers. Nothing short of rotational order distribution is going to solve that. Either your good enough to be on a lenders approved list, or you're not. Appraisers should all be in rotation if they're on the panel, or they should not be on the panel. It's the act of preferential assignment that creates the improper motivation. Oh well, I would not call the hotline anyways, lenders are so adept at placing punitive actions against appraisers in one form or another. Individual appraisers calling a hotline is not going to accomplish anything as long as those involved with commission based lending are in any way influential towards the appraiser selection.
