					<description><![CDATA[A hefty, but rewarding article to read.  Separated amc vs appraiser costs should be absolutely the primary focus.  Trust accounts, what a wonderful and inspired idea.  Hope that can come to be.  When an appraiser reduces the cost of his services, and the cost savings from reduced service costs are not returned to the appraisal ordering consumer, that difference is otherwise known as a junk fee, unearned fee, or a bribe to be the preferred selectee.  I don&#039;t boycott amc&#039;s, I simply demand they have separated fees.  The ratio of amc&#039;s who operate ethically with appropriately and clearly separated billing, vs those that do not, is an absurdly low figure, at least less than 1 in 10.  As an appraiser, you virtually cannot find an amc client who will prefer you based on your skills.  They only want you, if you provide them additional profit above and beyond the standard profit they would otherwise receive if the appraiser were honestly charging a customary and reasonable fee.  There cannot be an effective regulatory solution involving appraisers and amc&#039;s, if the amc service fees remain comingled with the appraisers fees, and the amc can continue to find a variable fee, because cost savings from reduced appraiser service charges, are not returned to the consumer.  Wake me when it&#039;s over.  Apparently neither government persons, or lending interests wants an honest checks and balances system anymore, and that&#039;s why the appraiser profession is under concerted attack, and scheduled for extinction.  If lenders are able to successfully bypass requirements for human appraisal service as a result of continued appraiser servicer attrition in this industry, I&#039;ll just start marketing to borrowers directly.  After all, in the absence of a checks and balances system with an independent third party human appraiser, there will be no check and balance protection for borrowing consumers any more.  AVM&#039;s will never represent an adequate check to the balance, because they are programmed, not objective like a human.]]></description>

You get a group that is willing to boycott AMCs for 1 day.  Once they see that it was painless they begin to organize a 3 day strike.  Once they complete this they begin to grow a set of billiards.  They discuss the incredible 1 week strike.  More members begin to grow a set and join up.  Eventually they opt for a full month strike and suddenly NBC news is interested in this story.

At that point a boycott takes on a life of it&#039;s own and appraisers finally realize that they&#039;ve always had control of their own destiny.  

Baby Steps Boys.  Take a part time job and risk it all for a one day strike.  Trust me...Americans love a good underdog story but they&#039;ll have to hear about you first.]]></description>

It&#039;s a matter of principle.  You either believe in being extorted or you don&#039;t.  I don&#039;t care if I had 15 kids and 5 wives; there is no way in L that I was going to endure this &quot;profession&quot; after what they did.  For those of you with short term memory loss here is a recap:

*Doubled your work load by assignment
*Quadrupled your liability (understatement)
*Stole at least 50% of every fee that you earn
*Made collection at the door an impossibility
*Forced you to loan what&#039;s left of your fee to them for 30 days to eternity.
*Cut your ability to market your services except to banks and lawyers (you can have both).
*Forced you to participate in extortion (pay to play)

Who in their right mind is willing to work in these conditions?  Using your wife, kids, and bills as an excuse is pretty lame at this point in the game (5 years have now passed).  Let&#039;s be honest here guys; if you haven&#039;t found a way to cover your bills at this point so that you can boycott AMCs you are a WEAK, SPINELESS LOSER that it completely incapable creative thinking.  Your wife and kids deserve a better husband or your husband deserves a better wife.

Look in the mirror guys.  If you consistently have a reason not to boycott appraisal management companies, YOU ARE THE PROBLEM.  This is why I referred to appraisers as mentally retarded above.  

I&#039;m not saying that it&#039;s easy.  I chose to go through my life savings if necessary to do the right thing but in the end it was worth it.  Appraisal money is chump change (or should I say chump debt) compared to what you are capable of making if you simply put in a little effort to accept or create a new career for yourselves.]]></description>

If we can get our state coalitions to form a national coalition things will look different in the future.  As long as we continue to back stab each other (retrospective reviews on reports from 2007ish) and get on here and tell them they already won it will be bad.  So here is my recommendation:  For those of you that truly believe it is over - move on.  Don&#039;t waste your time following these blogs.  Spending your time espousing negativity (even if it was or currently is true) is of no use to anyone and the stress is bad for you. People have fought for better working conditions, better pay and maintenance of their self worth since the beginning of time. 					<description><![CDATA[When are these people going to realize that nothing they do or say  is going to change the way things are? It was specifically set up this way for the benefit of the banks. Nothing will EVER change that. There is no benefit to anyone except appraisers for changes to take place in this industry.  The days and weeks and months and years keep ticking by with no action. It was specifically set up this way for the benefit of the banks. Nothing will EVER change that. There is no benefit to anyone except appraisers for changes to take place in this industry.  The days and weeks and months and years keep ticking by with no action. Just more regulation that changes nothing. Wake up! Leave this job before you lose everything. 					<description><![CDATA[Rather than wasting your time and money on writing jibberish and sending it to the very people that are laughing at you, I suggest the following:

Spend your effort creating a film named &quot;Went With The Wind&quot;.  The public would laugh their asses off witnessing how the banking industry kidnapped an entire profession overnight and transformed appraisers into docile willing slaves. 

 It has sequel potential as well.  In the end General George Jefferson Davis (played by Andrew Cuomo) opts for mass extermination of the slaves during their continuing education classes so that he can make a run on the White House.

If you want change provoke the general public; otherwise, you are wasting your time.  Go back to sleep now appraisers.  You have time for another five year nap.]]></description>
