a long time ago (NAS), and how this is all suppose to work now is, the AMC’s worked for/with us. everything went downhill when banks started owning AMC’s, (which should not be allowed and be a conflict of interest IMO), and everyone started working FOR the AMC’s.

I agree with the article as I believe many sellers are getting shortchanged because of the lack of knowledge of the area to the subject property or because they are not getting paid for the work they are asked to do. Real Estate agents and sellers must disclose anything they know about a subject property. It think its time the AMC and appraisers disclose this is a profit center for the AMC, not the appraiser, and ultimately is hurting the sellers.

HVCC was dismantled long ago. Now it is DF. And Baggins – unfair generalization. There are a couple good AMCs. Just because you made a business decision doesn’t make those doing it differently “playing ball”. We have AMCs (albeit few) that pay R&C for the area and don’t require a novel.

Feel free to add me to your rolodex, should you be able to order real estate appraisals apart from AMC’s.

I no longer work for any amc’s, and life could not be better.

Quality independent appraising approaches are met with constant and consistent punitive actions by amc’s. It’s a process of imbedded advocacy. I like many other ethical appraisers, threw in the towel.

It would appear to me that appraisers still playing that game, are in fact, more interested in playing ball.
