I don&#039;t think anyone would disagree with the stipulation that appraiser&#039;s need guidance and oversight, having said that, I believe as in my previous statement that USPAP is over done.   Standards, Rules, Advisory Opinions, FAQs, if you need that much explanation than maybe you&#039;re not communicating well.    As for your comment about the &quot;historic economic events prove that appraisers need extra guidance&quot;.   How many of the bad appraisals were done by appraisers who wouldn&#039;t follow USPAP in any shape, manner, or form?  How many bad realtors out there are there?  How many bad Mortgage Brokers?  I think you get my point.  There are people who follow the rules and people who don&#039;t.  No amount of USPAP will change that.   Also I don&#039;t really believe that the prior economic melt down was do to poor appraising, as much as poor loan decisions and too much government involvement...  sorry starting to get on my soap box.]]></description>

USPAP is not so burdensome that relevance can be found for each and every appraiser.
