Legislators Supportive of Appraiser Issues
We need supportive legislators!
June 13th is an important date for Virginia Appraisers
The Republican Primary is June 13, 2017. VaCAP does not care if you are Republican, Democrat or Independent. We do however; think it is important for you to know of several candidates that are supportive on appraiser issues:
Senator Frank Wagner is running for Governor of Virginia. Senator Wagner introduced the successful AMC legislation for 30 day payments to appraisers that goes into effect July 1, 2017. Although the bill for using only third party fees when calculating customary and reasonable fees to appraisers did not move forward, Senator Wagner was instrumental in getting the bill referred to the Housing Committee for a study. Senator Wagner is also supportive of AMC’s not having staff appraisers complete appraisal reports.

Eddie Whitlock is running for the House of Delegates. Eddie Whitlock is a Real Estate Attorney in the Richmond Area and is very knowledgeable on the issues with AMCs. He understands the obstacles appraisers face.

We also want appraisers in Virginia to understand Senator Jill Vogel is running for Lt. Governor. Senator Vogel did not fight for appraisers on the issue of AMC’s hiring staff appraisers to complete appraisal assignments.

Just lost PRMG to amc’s. I’m not splitting my hard earned fee with a telecom based management company who’s primary function is to drive my fee down to increase their own unearned profit points. I could always underbid, and thereby essentially bribe the amc to make me the preferred appraiser. What a joke.
Yes, don’t for one second think that the AMC’s are here to benefit the appraiser in any way, as THEY ARE OUR COMPITITION AND ARE ALWAYS PERSUING OUR DIRECT CLIENTS WHO ARE NOT USEING THEIR SERVICES.
Seek the truth.
Comingled fees between the amc and the appraiser remain as the most unregulated aspect of this industry. I’ve got a brand new business idea; mortgage broker management. This is going to be huge and we’re going to make a lot of money. We’ll make it a law that brokers cannot contact customers directly unless supervised through a third party mediator at an undisclosed portion of the brokers fee. We’ll call around and find the brokers willing to work for the fewest points, and reduced fees will not result in reduced consumer charges. That’s the business model which brokers accept for amc’s and appraisers, so it only makes sense to apply the same operational principals up the ladder as well. MBMA’s. Mortgage broker management agencies.
Amc’s are the pimps of the appraisal business , they are bloodsucking parasites who will bow to their clients to get everything and anything done , unfortunate that appraisers are there lackeys.
Hey lets remember to be an informative voter. Do not to be pigeon holed into one thing that may be in your interest and have every other one be taken away.
