Persistent Appraisal Failures

The Appraisal Quality Monitoring System (AQM) along with the computer system known as the Collateral Underwriter (CU) “review” tens of thousands of appraisals each day.  Despite the implementation of this system, extensive feedback and outreach, high appraisal failure rates persist.  This class outlines many of the most common failures noted by the CU, appraisal review, and interviews with chief appraisers of AMCs and lenders.  This class will explain the failures and offer solutions that should help appraisers reduce the call-backs, “Fatal Warnings,” “Hard Stops”  and the need for time wasting corrections.  The class will help explain why some appraisers are classified as Tier 1 qualifying them for higher fees while others are classified as Tier 3 and paid lower fees.
