We are most certainly being heard… Do not get quiet, ever again… As a matter of fact, get louder!

As Appraisers we have witnessed a lot of changes, some good, some not so good. However, it is undeniable we are most certainly being heard. On state and national levels we are a relatively new voice. Do not get quiet, ever again.

As a matter of fact, get louder!

We have watched as AMCs have gained stronger and louder voices. However, they are now wary of us as Appraisers as never before. We stand toe to toe with them, and please never forget that truth wins and lies will die. Certainly not overnight, but they will ultimately be exposed.

We serve the public trust. That is Appraisal 101. Appraisers do not get rich. We are servants. It is an honorable role in life. Be proud of yourself and what you do for a living. You owe that to yourself, your family, and also to your colleagues.

Those of you that is comfortable speaking in public put yourself in front of Realtor sales meetings. Those of you that are quieter, join other unrelated groups such as your church, Rotary or Lions clubs, Habitat for humanity, Scouts, or even fishing or shooting club. Put yourself out there. Be proud of what we do.

There is a lot of excitement building now. Louisiana and the FTC, Corelogic and the FTC, Fannie and Freddie Property Inspection Waivers (Appraisal waivers), lower down payments, relaxed underwriting standards, alternative valuation products, evaluations, etc. are all part of our landscape. Educate yourselves on these issues and take a stand.

Join your state coalition. If your state has no such thing then START ONE!!!!

Do not worry, there will be others that join you that do things well that you may be uncomfortable doing, and you will bring what you have to the table as well.

Many of you realize I have appraised a long time. From my first day of my work I have heard that banks wanted to do away with appraisals. It seems they are closer than ever…. but do not forget….we are needed. It may take a little more time to prove this again, even to those that see us as an impediment to lending. However, what is being built against us right now will not prevail. We must protect the public good, if only to protect ourselves.

Get involved. Join Coalitions. Join Appraisal Groups that support independent fee residential Appraisers. Do not assist those who are in this for only their associational profiteering.

    Excellent post Pat! Agree 1000%, we are being heard and we are getting louder.

    A few days ago, Joan Trice commented on AF attacking the Appraiserfest and Phil Crawford. JT is one of those “who are in this for only their associational profiteering”. I just loved how appraisers responded to her.

    Feel free to refute any of what Phil said. Otherwise there is no reason and it’s very unprofessional of YOU to call the Appraiser Fest a Hateful “radical fringe cult meeting.”

    Besides, do you not expect Appraisers to pay good money to attend your own festival of idols?

    PS. Your business models CRN, your Expo events, CB etc would not exist without AMC membership participation $ so just cut to the chase about WHO it is that needs AMCs to survive”

      Well let’s just leave Joan Trice alone. She will get what is coming to her in the end. When the AMC fiasco implodes law enforcement will be there waiting.

      Just remember they don’t want the little guys, they always go after the big dogs. And who is it that organizers CRN?  Who is it that allows meetings behind closed doors? Who is that always publishes AMC propaganda? Who is it that published an article in her publication by an amc owner who publically admitted to promoting fraud? Who is it that allows people that claim to be appraisers (who actually are drunks that run around naked and  defecate in peoples yards) write articles for her?  Who is that implanted her sister into a company that is defrauding the US Government? Who is it that issued an award to an employees of that very same company?

      Lets leave Joan Trice alone, for now. We will have plenty of time for that when she is wearing an orange jump suit for 15-20 years.

    Joan Trice has created the breeding ground for the corporate vipers and has played a large role in damaging the livelihoods and financial well-being of thousands of hard-working appraisers AND their families. It’s as simple as that.

    You know the results of that Tri-Star hearing was really refreshing. Those on that panel were very wise in the decision they made. Perhaps it’s time to get those same people as well as a representative from REVAA, CoreLogic, the ASA, and a satisfactory sample of coalition Representatives together in one room and try to Hash this shit  out for once and for all. I nominate Joan Trice to pull it all together since she is on both sides of the fence. What do you say Joan?

    Lets not forget there are plenty of players who want to silence our voices and don’t want to know the truth. After a couple of years of commenting (+/- 1,500), and with 600+ upvotes, HousingWire has flagged my account as SPAM. Not only will they not allow new comments, but they took the extra step to go back in time to label many of my past comments as spam (erasing of history). Instead of reading my comments as filtered through a boots on the ground professional appraiser to perhaps hear from the other side, they have chosen to silence the voice of opposition and continue to offer their propaganda. You should be ashamed HousingWire.

    Joan quotes, ”he hates all AMC’s but needs their money”. I would like to remind everyone that it’s not the AMC’s money, it’s the borrowers money!! The AMC is just a middleman, or at least that’s the way it’s supposed to be. This whole system has become such a bastardized joke. Lunatic Fringe!!

    Appraisers should get REALLY LOUD once 20,000 appraiser wannabes and ex appraisers flood the market after the education requirements changed.

    I had to laugh at the line: “Be Proud Of What You Do”.
    Were they referring to sitting on your thumbs and grumbling about your pitiful situation rather than actually FIGHTING FOR YOUR CAREERS?

  11. Good reminder Pat. Trice’s comments speak for themself, just as Earnie Durbin’s constantly dropping “Can’t be sold or offered for sale in America” stock prices keep dropping like a rock in a pond. $0.045 a share still?

    Agree re coalitions for purely state appraisal issues. National or federal policies need organizations with national clout. American Guild of Appraisers; ASA/NAIFA, AI, and half a dozen more ‘specialty’ groups for Right of Way; Ag or rural expertise).

    Out of all the possible organizations for appraisers to join, there is only ONE that will have the individual appraiser’s back in dealing with state complaints; blacklisting, AMC coercion and even non payment of invoices…The American Guild of Appraisers!

    Wouldn’t the fest be in competition with Joan’s Expo? If so, wouldn’t such slanderous comments be against some kind of anti-competitive law someplace???

      Normally expected rules and laws do not apply in the real estate appraisal industry. It’s dog eat dog, anything goes, no effective oversight of this entire industry segment of real estate. If you can get away with it, it’s virtually legal and nobody enforces existing laws anyways. If you’re not constrained by an appraisers license, you do what you want in the realm of real estate appraisal without any fear of consequences or reprisal. If you have a license, you can get away with the same thing if you’re protected under the umbrella of some lender or amc management if you’re an employee. Only individually licensed appraisers without representation have to comply with anything.
